A development application has been lodged for a Retirement Facility, located at the Indooroopilly Golf Club, 145 Meiers Road Indooroopilly.
Designed by Cox Architecture, the proposal seeks two hundred and fifteen (215) Retirement units within four (4) architecturally designed residential towers (each with two wings) constructed over two (2) development stages.
The buildings proposes a maximum building height of 5 storeys within the Sport and recreation zone and Toowong—Indooroopilly district neighbourhood plan, with road frontage to Meiers Road.

The proposal provides private open space in the form of balconies and each building is provided a roof top terrace communal space. Internal communal facilities includes a dining room, library, pool, gymnasium, billiard room, craft room, cellar, cinema and café. External communal open space includes lawn, gardens, seating, path network.


Basement
The proposed development includes one (1) level of basement car parking split over 2 stages, which provides 316 car parking spaces (261 residential, 10 staff, 45 visitor) and 6 motorcycle parking spaces. Vehicle access via a shared driveway and a footpath link is proposed to Meiers Road.

The planners at Urbis state, “whilst the proposed development is for a Retirement Facility, the proposal is located on surplus land on the IGC and the proposed design ensures there will be no net loss of golf holes or functionality of the course as a result of the proposed development. Therefore, the intent of the Sport and Recreation Zone for providing for sporting needs will not be compromised by the proposed development. Further, the proposal will not compromise existing clubhouse or supporting facilities associated with the IGC. The proposal therefore does not compromise the overall outcomes of the Sport and Recreation Zone”.
A proposed allows for 27,007sqm of Gross Floor Area, with 8,090sqm (31.9%) site cover over the 25,342sqm lease area or .6% site cover of the overall 1,363,223sqm golf course.
