Cumberland Country Golf Club Celebrate Development Approval

Visionary partnership to deliver mid-density, wellness-focused retirement community on golf course land, enhancing community, lifestyle, and legacy.

Sydney, 07/05/2025 – Long-term community operator and investor Pariter Pty Limited and Cumberland Country Golf Club are pleased to announce the NSW Department of Planning has granted development approval for a new, integrated retirement living community on a portion of the club’s expansive land.

Located at 248 Old Prospect Road, Greystanes, the proposed development is situated on the northern end of the golf course, with approximately 440 metres of frontage to Old Prospect Road.

The Department of Planning found that the project would “provide a range of benefits for the region and the State as a whole”, including the provision of additional residential care facility beds and independent living units for eligible seniors’ residents, capital investment value of $160 million in the region and the generation of up to 190 construction jobs and 80 new operational jobs.

This milestone marks the next phase in a visionary partnership aimed at creating a community that blends active retirement living with the green, open spaces and social lifestyle offered by one of Cumberland Shire’s most respected golf clubs.

“This is more than just a development – it’s a shared commitment to delivering quality, wellness-focused living that enhances the legacy of Cumberland Country Golf Club,” said Vanessa Hammer, Development Director at Pariter. “We’re creating a thoughtfully designed community where residents will enjoy the benefits of connected, active lifestyles, right at the heart of an established golf and social community.”

The approved plans feature 234 independent living units (ILUs), designed with a mid-density, architecturally sensitive approach that complements the natural landscape. A wide range of community amenities will support residents’ wellbeing and social connection, including an indoor heated pool, gym, consulting rooms for visiting allied health professionals, a multi-purpose room, and a cinema.

Importantly, the development will retain the site’s iconic recreational offering, with the 18-hole championship golf course to be reconfigured and preserved as part of the proposal – ensuring minimal disruption to existing members while supporting long-term club sustainability.

The project responds to strong and growing demand for retirement living in the region. Within the site’s primary social locality (800m radius) the 70-84 age group is substantially larger at 13.8% compared to the secondary social locality (7.6% within a 10km site radius) and Greater Sydney’s (at 8.4%). Greystanes itself is home to a particularly high population of older residents, highlighting the strong market need for high-quality, connected retirement living solutions.

Residents of the future community will be just steps away from the golf course, clubhouse dining, and a welcoming social calendar – all part of a long-term collaboration between the Club and Pariter.

Enabling works on the golf course are set to begin mid-2025, with construction expected to follow in 2026.
