Capital Corporation Lodges DA for Flagship Clubhouse at Lovedale Farm

Hunter Valley’s $1 billion golf-led development gains momentum with new hospitality and membership offering

Capital Corporation has lodged a development application for the long-anticipated clubhouse at Lovedale Farm, marking a key milestone in the evolution of its $1 billion masterplanned golf and lifestyle community in the heart of New South Wales’ Hunter Valley wine country.

The planned 1,200 sqm clubhouse will anchor the 18-hole championship course at Lovedale Farm, designed to be the centrepiece of the 240-hectare development that merges golf, luxury living, and hospitality in one of Australia’s most visited regional destinations.

The DA follows the success of the project’s first stage release of Designer Homes, which has already achieved over 70 per cent sales, totalling a combined value of $55 million. Buyers include a mix of local upgraders, sea-changers from Sydney, and keen golfers from Newcastle and the Central Coast.

Capital Corporation Director Jim Hunter said the clubhouse has been carefully designed to match the quality of the golf course while delivering an exceptional experience for members, residents, and visiting players.

“This is not just a clubhouse; it’s a social and hospitality hub built to reflect the natural beauty of the landscape, and a cornerstone of the overall golf experience,” Hunter said.

“Our vision from day one has been to create a destination where the golf course drives the entire master plan, not simply added in as an afterthought. It’s a commitment to making Lovedale Farm Australia’s premier lifestyle and golfing destination.”

Designed by award-winning architects Hachem, the clubhouse will feature a reception lounge, pro shop, modern locker and change rooms, a signature restaurant and bar, an exclusive members’ lounge, and flexible event spaces suited for weddings, corporate retreats, and local community functions.

Golfers joining the Lovedale Farm Golf Club will benefit from preferred tee times, members-only lounge access, and discounts across course services, cart hire, and food and beverage offerings. In a move that further integrates the residential community with the golfing experience, property owners within the estate will receive additional benefits, including waived joining fees and reduced green fees.

The clubhouse is part of a broader resort-style precinct that will eventually include a premium accommodation offering, high-end dining, and more than 1,250 homes. The newly launched “Lifestyle Land” release features generous lots ranging from 1,100 sqm to 3,000 sqm, with pricing from $995,000. Buyers can custom-build homes that embrace the rural setting and panoramic views of the adjacent bushland and fairways.

According to Hunter, the clubhouse is strategically designed to activate the precinct and serve as a central gathering point for both golfers and non-golfers.

“This development sits at the intersection of golf, tourism, and regional growth. The clubhouse will be a venue not only for players but also for weddings, business events, and weekend dining, enhancing the overall community offering,” he said.

Economic benefits from the project are also significant. Lovedale Farm is projected to generate approximately 1,250 jobs during construction and contribute more than $300 million to the local economy. Once complete, the precinct is expected to inject around $100 million per year into the region, reinforcing Hunter Valley’s status as a premier tourism and lifestyle destination.

Capital Corporation, known for large-scale projects such as Norwest and Woolooware Bay, has delivered close to 2,000 dwellings across metropolitan Sydney. The developer has now turned its sights to regional NSW, leveraging its track record to deliver a golf-anchored community with national appeal.

A display suite is currently open at Hunter Valley Gardens, with the first on-site display home set for completion in October 2025.
