Developer Sought for Prime Fleurieu Peninsula Golf Land as $3.5M Housing Project Begins
FLEURIEU PENINSULA, SA – Major development activity is sweeping South Australia’s scenic Fleurieu Peninsula, with a historic golf club seeking a joint venture partner and work getting underway on a multi-million-dollar housing initiative nearby.
The Victor Harbor Golf Club has launched a call for expressions of interest (EOI) for a long-term lease covering four hectares of its land. The prospective development aims to deliver an integrated facility that could encompass new clubrooms, a modern pro-shop, and upgraded golfing and hospitality amenities.
Handling the EOI process, McGees Property agent Tom Rowe noted that early inquiries have already come in from seasoned property developers and tourist accommodation providers.
“The land appears ideal for an accommodation and/or recreation-oriented user; however, all complementary uses, including golfing and hospitality operations, will be considered on merit,” Mr Rowe said.
“It’s a truly rare opportunity to secure a long-term lease over an idyllic portion of land with amazing vistas, surrounding natural landscapes, and a world-class golf course, without the upfront capital commitment of a purchase, and with the immediate benefits of a highly established position within the local and visitor economy.”
Spanning 51.4 hectares in the heart of the peninsula, the 18-hole championship course offers broad views across Encounter Bay. Established in 1911, the venue attracts roughly 30,000 rounds of golf annually, while its clubhouse and bistro host weddings, corporate functions, and community events. Its iconic first tee—boasting views of Rosetta Head (The Bluff) along with Granite, Seal, and Wright Islands—was previously voted Australia’s best regional first hole and inducted into the Australian Golf Digest hall of fame.
Expressions of interest for the Victor Harbor lease close at 4:00 PM on Thursday, October 15.
Major Housing Project Starts at Noarlunga Downs
Further north on the peninsula, construction is officially moving forward on a 48-home social and affordable housing precinct at Noarlunga Downs.
Led by community provider UnitingSA, the development is backed by a $3.5 million federal government grant. The master plan features 23 social and affordable residences alongside 23 townhouses slated for private sale. In addition, UnitingSA plans to restore two heritage-listed structures on the property, repurposing them into standalone family homes.
Kennett Builders has been appointed to construct the dwellings. Site land division, civil, and infrastructure works are scheduled to begin later this year.
