Royal Pines Resort To Lose 9Holes As Major Redevelopment Takes Shape

The sprawling Royal Pines Resort precinct is set for a monumental transformation, officially confirmed as the location for a key Athletes Village for the Brisbane 2032 Olympic and Paralympic Games. This announcement anchors a long-term vision by RACV and its partners to convert the site into a world-class sports, wellness, and residential community.

The development is not merely a temporary venue; it is specifically designed to provide a lasting legacy for the Gold Coast, with the village facilities set to be converted into permanent residential housing following the Games. This will contribute significantly to the region’s housing supply well into the future.

RACV, the resort owner, has signalled its intention to evolve Royal Pines into a comprehensive sports, wellness, and community precinct. This overarching vision is being facilitated by a major planning overhaul currently underway.

The Key to Future Growth: Scheme Amendment

To unlock this potential, the Altius Property Group is progressing a critical planning scheme amendment to the existing Royal Pines Resort Scheme of Integrated Resort Development.

This amendment will facilitate the creation of a new, vibrant precinct, potentially involving the redevelopment of a section of the resort’s 27-hole golf course. The proposed changes would allow for:

  • New Residential Supply: A mix of well-located housing, with potential building heights ranging up to 25 storeys, aligned with existing area limits, to meet the Gold Coast’s growing population needs.
  • Enhanced Connectivity: New green links and active transport corridors to better integrate the site with surrounding areas, including Ross Street and the Gold Coast Regional Botanic Gardens.
  • Revitalised Resort: Further enhancing the resort and lifestyle amenities, supporting the masterplan to create a high-calibre destination.

A Legacy of Development: Previous Milestones

The current ambitious plans build upon a decade of significant, high-end development and refurbishment within the Royal Pines precinct, establishing it as a premium lifestyle and leisure destination.

1. Luxury Residential Developments

The area has been steadily transformed by several upscale residential projects:

  • Concourse Villas & Residences: A master-planned community offering free-standing homes, luxury villas, and boutique apartments (such as the 84-apartment Concourse Residences), blending golf course access with high-end living.
  • Marina Concourse: This central development features two elegant towers comprising 110 apartments and penthouses that overlook the Royal Pines Marina and the Nerang River, complemented by retail and café spaces.
  • Vantage Royal Pines: A substantial $200 million apartment project, approved in 2014, featuring 357 apartments across six buildings near the resort, capitalising on views of the golf course and hinterland.

2. ✨ Recent Resort Refurbishment and Upgrades

The core RACV Royal Pines Resort has itself undergone extensive modernisation to maintain its 5-star standard:

  • Hotel Refurbishment: A comprehensive, high-end upgrade and modernisation of 323 rooms and corridors to elevate the guest experience.
  • Conference and Event Centre: Large-scale improvements, including a full refurbishment of the ballroom, meeting rooms, and lobby, cementing its status as a major business events venue.
  • Golf Course: The resort’s 27-hole championship golf course has seen substantial upgrades to its facilities.
  • New Spa Facility: A modern day spa pavilion was added, offering wellness amenities overlooking the resort’s central lake.

The future development at Royal Pines is positioned to be a flagship project for the Gold Coast, delivering vital infrastructure and housing benefits long after the 2032 Games conclude.
